Some residences are designed simply to be lived in. Casa Lim was designed to be remembered. This four-storey private villa in Ho Chi Minh City's District 2 — spanning 730 sqm of gross floor area — represented one of the most ambitious residential commissions undertaken by BDG Architecture in recent years. The challenge was to create a home of genuine luxury without resorting to the expected vocabulary of premium interiors. The answer came through an extraordinary layering of Italian materials, each chosen for its capacity to add texture, depth, and narrative to the architectural shell.
THE VISION
BDG Architecture approached Casa Lim as a meditation on the relationship between mass and surface. The four floors were conceived as a vertical journey — each level with its own material character, its own emotional register, united by a common thread of Italian craftsmanship. The ground floor opens onto living spaces demanding warmth and permanence; the upper levels breathe lighter, more intimate. The material strategy had to support this choreography, moving fluidly between the monumental and the delicate.
THE MATERIALS
NOVACOLOR WALL2FLOOR defines the primary circulatory spaces — entrance, corridor, open living — with its characteristic seamless finish that unifies floor and wall into a single continuous plane. In the bathrooms and wet areas, NOVACOLOR ARCHI+ TADELAKT introduces a warmer, more artisanal register: this ancient Moroccan-inspired lime plaster system, reengineered to Italian standards, delivers surfaces with a soft luminosity and exceptional water resistance. Italian natural stone from Salvatori grounds the project in geological permanence, while Living Ceramics introduces graphic precision in the most private rooms. The complete palette — sourced, specified, and coordinated end-to-end by NORA DESIGN ITALIANO — achieves a rare coherence across five distinct material worlds.
THE RESULT
Casa Lim stands today as one of the most complete expressions of Italian material culture in Vietnam's residential landscape. Every surface speaks — the quiet authority of the microcement, the sensual warmth of the tadelakt, the mineral precision of the stone. For the Lim family, the result is not merely a beautiful home but a space that deepens with time, that rewards attention, that carries the unmistakable quality of materials built to last generations.
