LUXURY VILLA — HCMC, DISTRICT 2, 2024

Not every project can be named. Some clients prefer their interiors to remain private — known only to those invited through the door. This four-storey villa in Ho Chi Minh City's District 2, completed in 2024 by ZC & Partners, is one such project: a commission of extraordinary complexity and material ambition, undertaken in complete discretion. What can be said is that it represents the most technically demanding residential installation NORA DESIGN ITALIANO has undertaken in Vietnam to date — five distinct Italian surface systems, deployed across four floors, in perfect coordination.

THE VISION

ZC & Partners designed this villa as an exercise in material stratification. Each floor was conceived as a distinct spatial world — related by proportion and light, differentiated by surface and atmosphere. The architects required materials capable of operating both as background and protagonist: systems that could recede when asked and assert themselves when the design demanded. The selection process was rigorous, the specifications exacting, the timeline uncompromising.

THE MATERIALS

The project draws on five systems from the N_DI portfolio, each performing a specific role in the spatial hierarchy. NOVACOLOR WALL2FLOOR anchors the primary living and circulation spaces with its seamless mineral presence. NOVACOLOR ARCHI+ TADELAKT brings artisanal warmth to the private rooms and bathrooms. NOVACOLOR MARMORINO KS — a Venetian marmorino resin system of exceptional elegance — defines the feature walls and statement surfaces, its polished depth evoking the great decorative plaster traditions of northern Italy. CEA Design bathroom fittings complete the wet areas with Italian precision. NOVACOLOR INTOSIL FINE — a silicate-based mineral paint of refined texture — provides the tonal backdrop across secondary spaces. No surface in this villa was left to chance.

THE RESULT

The villa stands as proof that material complexity, when orchestrated with discipline, produces not confusion but harmony. The five Italian systems coexist in complete coherence — each speaking its own language, all telling the same story of refinement. For ZC & Partners, this project has become a reference for the studio's capacity to specify and deliver at the highest tier of the market.
